The crisis of life cost is not to dissuade charged buyers, with a series of Adelaide properties that break sales prices records in recent months.
Industry experts say that interest in premium properties has not decreased despite increasing financial pressures, and probably won in the near future.
A Kidman Park house is one of the last to raise the bar for its suburbuar after selling for $ 2,175 million.
The five bedroom house in 20 Cassia Cres demolished the residence in 103 Riverway, which changed hands for $ 2,011 million in January, outside the first place.
Ray White Henley Beach director Anthony Fahey, who sold the property with Samuel Parsons, said he attracted great interest through his campaign.
“It is a well -built property and it would be difficult to replicate to that value,” Fahey said.
“A younger family that was updating from a smaller property bought it.”
“We have seen that many high -end properties and many suburbs records are sold at this time.”
A house in front of the sea in Somerton Park also recently established a new price record, this time for its council area, after its sale of $ 7.65 million.
The 1960 two -story house in 27 Esplanade attracted more than a sacrifice of boxes before the agreement was sealed.
Property records show that the previous sale for a house in the council area was the residence of South Brighton in 181 Esplanade, which was sold for $ 6,375 million in July 2024.
Fahey said buyers, including those who seek to buy their first home, could be expelled from many suburbs if the houses continued to crush records.
Ouwens Cassly Real Estate’s executive director Alex Ouwens, agreed that he could make entering the market more difficult for some.
He said that a variety of factors, including a greater prognosis of interest rates during the next year, could give some purchase, but could also inflate prices even more.
“When people have more money in their pockets, they have more to put in a house,” he said.
“Normally, when you get a couple of really good sales prices in a suburb, it emphasizes the values to some extent.
“I think there is a small plateau in the market at this time, especially in that average range.
“But the affordable end of the market is still quite strong and we are really seeing a good strength in the premium market.”
Ouwens said Adelaide has had Atright supply for years, which has been worsened by new low lists this winter and high barriers for new constructions, including labor shortages, material costs and bureaucracy planning.
“Buyers, especially families that increase or interstate returns are forced to compete for the best houses,” he said.
“The Adelaide market is being driven by a unique combo: high demand, low supply and relative affordability compared to the largest capitals.
“Add motivated and charged buyers and a little competition, and suburbs records are the natural result.”
Ouwens said that not all properties would break records, so it was important for sellers to talk to a realist in real estate in their area to obtain a realistic expectation of what your home could sell.
